Boise Home Sales Stats
With August over we can now look at how many homes sold for the month. We are starting to see a trend downward, most likely because of the unemployment rate on the rise. Boise home sales statistics for August: Total homes sold 260, an average price of $205,574, and 73 days on the market.
Sell Your Home Fast
Selling your Boise home is going to be tough in a market that is declining. August home sales are already slowing compared to last month and you are going to need all the help you can to get top dollar for your home. One of the easiest and cheapest ways to get some good publicity for your home is to clean it. I am talking a DEEP clean! Clean every nook and cranny, window sills, corners. When potential home buyers visit they will notice and your home will stand out from the crowd.
Marketing Your Home
Once you have prepared your home to sell by cleaning it up and taking care of any necessary repairs it is time to attract some buyers. You do this through marketing. If you hire a Boise real estate agent they will take care of this for you otherwise you will have to do it on your own, if you know what you are doing you probably won’t have too hard a time but remember it does cost a bit of money to market your home to the public and the more exposure you get the better.
Right now the Boise real estate market appears to be a bit slow. The past three months have not shown much of an increase in the sales of home. However there are homes selling. In fact I know someone that received an offer on their home the first day they put it on the market. Why? Because they spent weeks preparing it for sale and then priced it right and when everything is said and done with they will still be able to pocket $10,000.
For starters you will want to put a nice sign in front of your home letting the neighborhood know the home is for sale. Make some nice brochures for potential buyers listing important information. Boise Home Sales
For the past couple months Boise home sales have been holding steady. For the month of February we saw total home sales at 209 while April had an impressive 208, even will all the rain. Between the 2 months the average selling price was just over $200,000 and the average days on the market was between 80 and 90 days. Hopefully the warmer weather will help nudge Boise real estate sales a bit.
Making a Home to Home Comparison
When doing your own CMA, comparative market analysis you need to look at several factors of the homes in your area that have been sold. Earlier I discussed where to find Boise homes sold information now it is time to look at a few of the criteria.
Here is a list of criteria that you will want to examine when comparing homes:
- size of home (square footage)
- the age of the home
- how many bedrooms
- how many bathrooms
- pool/spa etc
- is there a basement
- is there a garage, if so how many car
- does the property have a view similar to yours
- lot size
- other features and upgrades
Begin by taking a look at the homes that are currently for sale. This way you can see what other home owners are asking… Chances are they are using a Boise real estate agent. Now you don’t want to base your price by theirs but this can give you a good idea as for a range. Remember you are looking at similar homes! No two homes are going to be exactly the same.
