You don’t see much advertising for it these days, except on TV. But what I am talking about is renting to own a home in Boise. I think rent to own would be a great option in this market where buyers are skeptical and there is an abundance of real estate just sitting on the market. By negotiating a win/win deal both the buyer and seller can come out on top and if the buyer decides not to buy then at least some of the financial burden has been taken off of the homeowner during the time it was rented. Beating the Pavement

When looking at homes many people want to get as much done in the least amount of time. Doing so can cause you to miss details that may be important to you in the future. Here are some simple guidelines when looking at homes that will help you in making a final decision.

  1. Use a map and take a notepad with you. Jot down anything that is note worthy, questions or concerns.
  2. Save the fact sheets that you get at the homes you view and make sure that you can tie them to your notes.
  3. In order to focus on the details, limit the number of homes you look at to three.
  4. Take a little extra time to draw out the floor plans so you can compare them.

Before you set out looking for a home there are several questions to ask yourself that will narrow the search.

  1. How many bedrooms and bathrooms do you need?
  2. Do you or family members require any special features?
  3. Do you want a new home or is a older home sufficient, if so how old?
  4. Is the school district a factor, or possibly a specific school?
  5. How far do you want to drive to work? Is commuting going to be an issue?
  6. Are there any amenities that you want, fireplace, pool, air conditioning, etc.?

This is a list to get the ball rolling. You most likely will come up with several more questions to ask yourself that help narrow down the search for a new home. Take the time and give it a lot of thought, you will be stuck with your decision for years to come.

Making an Offer

There are things that a buyer should do when making an offer on a home and not do. One of the biggest mistakes is to make an unconditional offer. To be more specific this is when you accept the home “as is” without leaving yourself an out in case the home inspections comes back with some disturbing results.

Are You Paying to Much for Your Home

When looking for a home one of the first things to address is the price of the home. In general, the asking price and the selling price tend to be close. There will be concessions and negotiations that determine that actual selling price but for planning purposes consider the asking price to be within 3% of the selling price.

There are several factors that determine what the home you are buying is worth. It has nothing to do with what the home was worth last year or what the home may be worth next year. When determining how much to pay for a home you need to examine what the real estate market has been doing in that area in the recent past. By comparing size, amenities, condition, conveniences, etc. a good estimate can be determined on how much to pay for the home. It won’t be an exact figure but you will have range that will come in useful when you begin to negotiate the terms of sale.

The best way to get detailed information is through a professional real estate agent. Realtor that will represent you, also known as a buyer’s agent assist home buyers in finding and buying a home that meets their needs and budget. They will answer any questions you have along the way and make sure the contracts and paperwork are in order.

Choosing the Right Home

If you are planning to buy a home it pays to choose the right time.  Your chances are best when there is a good supply of homes on the market and when interest rates are favorable.  You want to consider the future when buying a home.  If you plan on selling in a few years you may want to pay special interest in factors such as location, location, and location.  Check to see how favorably the property is located, is it in a good school district, close to shopping, what is the crime rate, etc…
