Negotiation

The more familiar you are with the Boise real estate market the better chances you will have at conducting a successful negotiation at both, buying and selling your home.  Understand the documents you will be using during the real estate transaction and if you are doing things on your own be sure NOT to sign anything that you don’t fully understand. 

If you are a seller, generally, the buyer will present you with an offer for you to take into consideration.  It is important for all parties involved to include and even exclude any detail of the sale.  Verbal contracts typically aren’t enforceable, so if the fridge is supposed to go with the house make sure it says so in the paperwork.

Making the Offer

When making an offer on a home it is important to be very detailed and spell things out the best you can.  Price is typically number one on the list and you should be prepared to offer the seller a reasonable price for the home.  Real estate agents come in handy when it comes to determining what a good price is.  Other considerations should include:

  1. closing and possession dates
  2. who will pay the closing costs
  3. who will pay for the appraisal
  4. will there be a home protection plan (this is a good idea to try and negotiate)
  5. what items are included in the home (just because there was fridge there when you saw the home doesn’t mean it will be there if you buy it)
  6. contingencies (very important because these are things that must or must not happen in order to finalize the sale)

Remember if things don’t work out don’t get yourself in over your head, there are other homes!

Buyer Beware

Even though it doesn’t happen very often there are times where a home buying transaction ends in disaster. With either thousands of dollars being lost or potentially losing the home. Even though there is no way to protect yourself 100% you can take steps to minimize trouble. The way to do this is to have a plan in place when buying a Boise home. Recent market troubles is going to bring with it new challenges and even though it may be harder for some to buy a home that may not be a bad thing. With foreclosures at a record high banks are now starting to protect themselves and potentially protect buyers that don’t quite have the finances to buy a home currently.

The best way to protect yourself from experiencing problems during a real estate transaction is to “beware” of what could arise from a transaction and have a contingency plan. One of the biggest mistakes people make is not talking to a lender before trying to buy a home when in fact it should be the first thing you do.
