Holding a Successful Open House
There are a few simple tips you can follow to have a perfect open house. Shortly before the potential home buyers are to show up open up all the drapes and blinds. Turn on all the lights in the home, even in the daytime. Get rid of noise such as the TV and put some soft music on at a low volume. Make sure the temperature is not too hot or too cold, adjust accordingly. Children should be sent to a friends house or to the neighborhood park (if possible). They should stay out of the way completely. Also if you have dogs they should also go somewhere. People don’t like to walk into rooms with barking dogs and the sight of animals can give a bad impression of the home.
Of course make sure the home is tidy and clean. Make the beds freshen the air and bake some cookies. Give the people space to look around without feeling pressured and be available in case they have any questions.
If they show serious interest, don’t be afraid to suggest that they buy it!
Holding an Open House
It is always critical to hold an open house when selling your home. An open house can help get your home exposed to the market. Get people to your home by buying directional open house signs and place them at corners leading to your home from major streets, and one in front of your house. Check local regulations before placing your signs and if you need to place them in other people’s yards ask permission.
Make sure your home is tidy and well kept, yes this includes the yard. Get rid of any pets for the day, open up the blinds, turn the lights on and if you are holding the open house yourself get out of the way. Give folks room to look throughout. Boise for sale by owner homes can do okay if done right but remember it takes time and money to properly market your home.
For Sale by Owner
When selling your home yourself, which is not impossible and many people are doing it, there is one important aspect to consider. Instead of a real estate agent showing the home, you may be the one doing that and it can make the potential buyer a bit uncomfortable. The buyer may even bring their own real estate agent and in that case you may want to step out for a bit and give them space to review the property. If it is only you and the buyer give them space and be available to answer questions. Remember this is a business transaction so have that frame of mind. They may not like what you have done with the place and have ideas of their own. Don’t get defensive! There are a many number of things to accomplish when selling your own home and one of the best places to start is the ForSaleByOwner.com

Pending Home Sales
To really make an apples to apples comparison of similar homes in your area when setting your price you need to look at pending and closed sales. This reflects how much a buyer is willing to pay for a home that is similar to yours in that area.
When setting your price study the closed sales you may notice that this price is not the same you first saw the home listed for a month or so ago. Be sure to identify the homes that are similar to yours. Then examine the items that are different. You may be able to add to your asking price or you might have to subtract from depending on the improvement and which home it is in. Do your best to find a range that you feel your home is worth based off the market information you gathered. Pick a price. If you want your home to sell quickly go towards the lower side of the range. If you aren’t in a rush try the higher end but like I mentioned before it is the buyer who ultimately picks the price.
