Before you set out looking for a home there are several questions to ask yourself that will narrow the search.

  1. How many bedrooms and bathrooms do you need?
  2. Do you or family members require any special features?
  3. Do you want a new home or is a older home sufficient, if so how old?
  4. Is the school district a factor, or possibly a specific school?
  5. How far do you want to drive to work? Is commuting going to be an issue?
  6. Are there any amenities that you want, fireplace, pool, air conditioning, etc.?

This is a list to get the ball rolling. You most likely will come up with several more questions to ask yourself that help narrow down the search for a new home. Take the time and give it a lot of thought, you will be stuck with your decision for years to come.

What Buyers Should Ask Sellers

Once you have found a home you are interested in buying there are some good questions you should get answers to.  For starters: Why is the seller selling?  This might be for personal, financial, or other reasons but it gives you an idea of what the sellers motives are and may give you some leverage when it comes to the negotiations.  Other questions include: What defects and or structural problems does the home have?  How long has the home been on the market? Is the seller offering any incentives? Is the seller planning any major repairs that are planned?

The answers to these questions can help give you insight to the seller’s motives and possibly help with the negotiations and work in your favor.

How to Find a Home You Can Afford

When looking for a home you can afford you must first know finances inside and out. Buying a home is a huge decision and your mortgage payment is likely going to be a good portion of your monthly income. Once you know how much you can afford the next step is to determine what you require in a home. Sure you want 3 bedrooms, 2 bath, 2 car garage, big fenced back yard, 2400sq ft, etc but does buying a home that gives you all of that fit into your budget?

Take the time, before buying a home, to figure out exactly what you need in a home. Once you start looking at homes in different parts of town you will discover that the same home and amenities will vary in cost. If you can save thousands of dollars by getting a 2 bedroom with a car port and that suits you okay then maybe that is what you should do. Knowing exactly what you require will go a long way in finding a home you can afford.
